The Detailed Design stage is the more technical stage of the process. On successful approval of a planning application further detail is required to communicate how a building is to be constructed to a builder and their sub-contractors.
The first stage of this element of work is to develop the design sufficiently to meet building standards and regulations which is in turn submitted to building control for assessment. Dependent on level of service detailed drawings, schedules and specifications are developed in tandem with cost input.
The second stage involves a review a feedback and consultation with specialists. Specific details are developed, and input sought for the trickier elements of the proposed work.
Information from this stage is collated as a tender package to enable a builder to price the proposed work. An architect can advise you on the appropriate form of contract and tender for your project. It is sensible to have plans approval from building control before proceeding to tender.
Subject to market interest and client choice the tender is either negotiated or pitched to a selection of contractors.
